Project details presented by Janiel Collaqi (PaperPlane Architects) and La'Ron Posey (Dunhill).  Discussed the building elevations, massing, parking, access, programming, etc.

 

Committee Comments, Questions, Concerns

  • The building seems out of context for the neighborhood
  • There is no articulation of the different spaces, there is an opportunity to create a campus feel
  • What is the most efficient use of the parking spaces?  Seems to be some opportunity to create double loaded parking.
  • Current design does not pull from existing contex
  • Return with site context plan to show which buildings will be demolished to make way for the new proposal
  • Will the home at the corner of Bayliss remain?  Per LP: They would like to acquire the home and demolish.
  • What are your initial thoughts on stormwater?  Per JC: Considering a retension pond.
  • Preserve the lighter colored building on Addison and the other buildings on site.

  • Did you consider switching the location of the gym with the grocery store, it may alleviate some of the access and delivery issues?
  • Can you add more street trees Superior Ave and Addison Rd?
  • Study softening the Addison facade.
  • Revisit planting materials for a selection of plants that will tolerate conditions here in NE Ohio.
  • Will there be direct access from the building and grocery store to the parking lot?
  • Study lighting brightness of the bollards.
  • Study pedestrian access from the north end of the campus into the neighborhood.
  • Study where your proposed pedestrian access goes and how it loops around on the site. 
  • What will be built during phase 1?

 

Khrys Shefton from Greater Collinwood is available to comment.  She is support of the developing design.  She did have questions about the rating of the proposed daycare, overall project timeline, and what is the status of potential retailers or Letters of Intent?

 

Jennifer Kipp, City of Cleveland Urban Forester, is available for comment and to discuss the process for having street trees permitted.

Motion to approve for schematic design with the conditions to study adding a treeline along Superior Ave and Addision Rd, study grocery operations in terms of pick-up/delivery and circulation, plant choices for the future landscaping, study fenestration along Superior and Addison and the upper area of service bay, brightness of lighting and bollards, level of service for childcare center, study pedestrian access & experience from Bayliss Ave.
